Bucharest's office market is between a rock and a hard place. There's surprisingly little top quality space near the center, but an abundance of poor quality stock in bad locations. Will an oversupply of empty buildings kill the leasing market for new prime offices? And will it scare off investors from Bucharest for the foreseeable future? How low will vacancy have to fall before preleases become feasible, and before exit possibilities for developers emerge? This panel will also discuss how seriously the crisis has hurt Romania's position as an investment target for institutional investors.

With a huge consumer market and a skilled, work-hungry labor force, Romania's got the basics for a strong logistics sector. But with the collapse in foreign investments, little project financing and the lack a real motorway network, no one's in a rush to build industrial schemes across Romania. Are there any signs of growth? Do developers have any chance of selling their schemes, even if they managed to fill them?

No one doubts that Romania's consumer market is vastly undersupplied, but that doesn't mean it can support an unlimited amount of new shopping centers all at once. Serious developers are working on serious projects, but so are some highly leveraged players who came in at the last minute, looking for a quick profit. What sort of rent reductions are being used to keep tenants in their shops? How much are bad projects ruining the market for quality ones? Are they presenting opportunities for distress hunters?
